Mine has all but last 3 and will be going on the market in July

Also it has heated front seats, H7 headlights and reversing camera

Not sure about price as yet but I’d say you’ll have plenty of money to do the last 3

If it has less than 60K miles it doesn’t need the timing belt / water pump renewal.
Wheels and suspension mod’s can be budgeted into any van purchase.
Unless the body sound deadening, insulation and carpeting is done by a known reputable installer you are taking the previous owners word that it’s done well. IMO budget that in and get it done / do it yourself.
